CRMLS (California Regional MLS): Disclosure Requirements

California Regional MLS (CRMLS), the largest MLS in the United States with more than 110,000 professionals across 44+ associations, requires photo-alteration disclosure under its Rule 11.5.2, aligned with California AB 723 and effective January 1, 2026.

What does CRMLS (California Regional MLS) require?

  • Clearly label digitally altered images in the photo description field (for example "digitally enhanced," "digitally altered," or "virtually staged"); CRMLS does not mandate a single caption wording
  • Place the original, unaltered image immediately before or after the altered image in the listing, so the original is visible, not merely available

CRMLS member agents and brokers across more than 44 California associations, the largest MLS membership in the United States.

Penalties & enforcement

CRMLS treats undisclosed digitally altered images as a rule violation and has its compliance team contact the user to correct it; there is no fine for this rule at present, though the CRMLS Rules Committee is set to revisit fines in 2026.
